Retail Building Renovation

This renovation project transforms an existing commercial structure into a modern retail building with three independent tenant spaces. The main goals were to update the structure with a new roof, improve building systems, and reconfigure interiors for functionality and code compliance.

Challenges included adapting an older structure to current Florida Building Code standards, integrating ADA-compliant bathrooms, and coordinating new HVAC and MEP systems with minimal impact on the existing conditions.

Solutions included structural reinforcements for new roof loads, strategic placement of new CMU and light-gauge steel partitions, and efficient distribution of MEP systems that avoided major alterations to the existing framework. The final design provides a safe, efficient, and code-compliant retail facility ready for multi-tenant use.

Scope of project

Assessment of existing building conditions, Structural adjustments for roof replacement and added interior walls
Redesign of existing building into three commercial units, Unit A: reception area, kitchen zone, and bathroom, Units B & C: each with individual bathroom
Full documentation for roof replacement, interior renovation, bathroom additions, and new HVAC systems, Permit sets in compliance with code and local requirements
