​A ground-up set is the most scrutinized submittal the city reviews, and it has to satisfy all of Broward's regime at once: the full Florida Building Code 8th Edition, a 170 mph wind design because all of Broward is in the High-Velocity Hurricane Zone, a Miami-Dade NOA or Florida Product Approval on the envelope, and, on most lots in this water-wrapped city, elevation to the two-foot freeboard above Base Flood Elevation over a foundation engineered for a high coastal water table. We design to all of it from the first sketch.

Yes. We draw architecture, structural, and MEP in-house and coordinate them before submittal, which is exactly what a ground-up project needs. The disciplines agree before the package reaches the Building Services Division, so a GC is not managing separate consultants or absorbing the conflicts that stall a ground-up review.
​Most of Fort Lauderdale sits in or near a Special Flood Hazard Area, with AE and VE zones common near the Intracoastal and the beach. The city requires new single-family structures elevated at least two feet above Base Flood Elevation, and the foundation has to perform on a high water table. We design to that freeboard standard and engineer the foundation for the site before the set reaches review.
