Single Family House Addition – New Four Seasons Room

The client wishes to replace the existing patio area with a new Four Seasons Room: a bright and fresh space designed for gathering with loved ones. In coordination with Built With Love, our contractors, we developed a proposal tailored to the client’s needs, featuring a design that highlights large windows while preserving the aesthetics of the existing home.
Scope of project
The project involves the conversion of the existing Enclosed Patio Unit (EPU) into a new Four Seasons Room located at the rear of the single-family residence. This remodel will not increase the gross floor area or alter the existing building footprint, ensuring that the total habitable space remains unchanged. Work will include selective demolition of the EPU’s wall assemblies, followed by the construction of new exterior walls and façades with updated framing, insulation, finishes, and fenestration. The result will be a modern, comfortable, and energy-efficient Four Seasons Room that enhances the architectural character of the home while meeting all requirements of the Florida Building Code. Additionally, a portion of the existing roof overhang will be removed to accommodate a new integrated roof assembly that ties seamlessly into the remodeled space.
