This two-story residence, including an attached ADU above the garage, was designed to balance durability, comfort, and context-sensitive aesthetics. Located in a FEMA-designated flood zone, the first floor was engineered as a floodable area to protect the structure and minimize potential damage, without compromising interior spaces or occupant comfort. The proposed landscape uses native, drought-tolerant vegetation in compliance with local requirements. Situated within a historic district, the design incorporates traditional elements such as a porch with arches, creating a beach-style residence that feels both welcoming and historically respectful. Our team provided full architectural and structural coordination, ensuring that modern functionality and local context were seamlessly integrated.
